Which capital is the toughest for first home buyers?

Buying your first property can be intimidating stuff. You’ve got to save that big deposit, find a lender you trust who’ll give you a good deal, learn the lingo and compete against other people who might have their eye on your dream home. But it can be even tougher when you add on extra costs like stamp duty and loan fees. The team at finder.com.au have crunched some numbers and worked out that with only a 5% deposit, purchasing an established home at the median dwelling price, the upfront cost could be double the size of the deposit.With a national median dwelling price of $484,563, for an established home where stamp duty concessions are exempt, it would cost first home buyers $24,228 for a 5% deposit plus another $22,000 to $50,000 for stamp duty and lenders mortgage insurance, depending on the state – plus possible home loan fees.

MARKET FORECAST EASTER 2014

Happy Easter,

The realestate sales market has been going flat out over the last 3 months, however over the last 4 weeks we have seen Sydney wide Auction clearance rates drop from 87% to 76% last weekend. On Monday night at the Cooley auction Centre in Double Bay only half of the properties for auction sold. ( see attached article). My thoughts are that in recent weeks, buyers have become a bit jaded as quoted sales prices for auction sales are going for 10% to 15% more than expected. They are frustrated at missing out and spending money looking at contracts with their solicitors, and having building inspections. So now they are sitting on their hands more and waiting.

There is still a massive shortage of properties for sale, especially for investment type properties. Seaforth has less than 20 properties for sale at present compared to at around 44 this time last year. I feel that after the school holidays and everyone, (especially buyers) has had a break, the market will continue to race along and over the next 6 months the strength in the lower part of the market will move up to the prestige part as well. If you have been thinking about selling or upgrading your current property now is a great time to talk to our team.

It's official! Kate and Wills will be visiting beautiful Manly on the 18th of April, Easter Good Friday. 

This will mark the first visit to Manly from Prince William, his wife Kate Middleton and 7-month-old baby George. The Royal tour will include a visit to Bear Cottage Hospice Manly and a surf life saving demonstration on Manly Beach.The Duke and Duchess of Cambridge will be in Australia from April 16 to April 25, which includes; a reception at the Sydney Opera House, a visit to victims of the Blue Mountains bushfires, Easter Sunday church service at St. Andrew’s Cathedral in Sydney, attendance at the Royal Easter Show, and ANZAC Day at the Australian War Memorial.

Home values are up across the nation, with low interest rates kicking investors and up-graders into action.

Figures from RP Data show capital city home values are now sitting at record highs, rocketing 15.6% in Sydney and 11.6% in Melbourne in the year to March. RP Data figures show Sydney home values are 15.8% higher than their previous peak. In Melbourne they are 4.7% above their peak, while in Perth they figure is 2.9% and in Canberra it’s 1.2%. And while that’s great news for anyone looking to put their house on the market, it’s not so good for those wanting to buy – yet. “Sellers are the major benefactors of the current housing conditions,” says RP Data Senior Research Analyst Cameron Kusher. “The market is currently experiencing conditions whereby the number of properties available for sale is lower than a year ago, vendor discounting has improved and properties are typically selling in a relatively short period of time.”

Boom threatens the great Australian dream of a home,

Home ownership across the whole population has slipped over the past two decades - to 67 per cent in 2011 from 70 per cent in 1991 - and the representation of first home buyers in the Australian housing market has also been falling. As of January, first home buyers accounted for just 10 per cent of the housing market, less than half of the 24 per cent they represented in October 2009, figures by research company BIS Shrapnel show.
