Mixed response for grant reprieve

For the property market, the most important revelation to come out of the federal budget was that first-home buyers will get some reprieve with the boost to the first-home buyers grant being extended to the end of September.After this the boost will be halved, providing a $10,500 bonus to first-timers buying an existing dwelling, or $14,000 for those buying a new home.

This decision is sure to be met with a mixed response. Many people have been vocal in their disapproval of the grant, suggesting the incentive has brought forward demand from first-home buyers and artificially inflated prices in our mortgage belts.

On the flipside, the argument is that demand from first buyers has been relatively flat since 2004. As interest rates dived, house values fell and the Government provided a boost to the grant. Pent-up demand was released, resulting in the flurry of activity we now see. For many of these affordable areas the recent price growth is simply offsetting the falls in housing prices that many recorded between 2004 and 2009.

I expected the Government to maintain the $21,000 boost for new dwellings and wind back the grant for existing dwellings to $7000. The logic for this is it makes sense to focus the greatest stimulus on areas of the housing market that will provide the greatest benefit to the economy. A focus on stimulating new dwelling sales would also help alleviate our chronic housing undersupply.

Another budget announcement likely to affect the property market is the $22billion allocated to infrastructure spending. The key benefactors will be regions along the eastern seaboard, particularly south-east Queensland.

Yet perhaps the most immediate requirement is to establish links between the outer fringes of our metro areas where the large proportion of our population growth is concentrated. Many of these regions are in desperate need of transport infrastructure improvements and public transport options. This is where the most affordable land is, yet few want to live where travel routes are congested or are substandard.

For investors, targeting those areas earmarked to benefit from infrastructure upgrades can result in strong capital growth as the projects near completion.

Industry Market Wrap

The big news this week was the announcement of the Federal Budget. In its most basic form, the budget is likely to provide some clarity to potential buyers about how the government will treat them in the new financial year. Leading up to the budget there was a great deal of speculation about the future of the boost to the First Home Buyers Grant; what (if any) incentives or concessions might be introduced for non-first home buyers and investors and how the government expects the national economy to travel over the next year. The budget has provided more certainty to the market which is likely to have a positive flow on affect.

RP Data was expecting that the Government would maintain the $21,000 boost for new dwellings and wind back the grant for existing dwellings to $7,000. Car Review

2009 Audi TTS Roadster

We’re with you if you like the Audi TT’s shape—even if it’s not as iconic as its predecessor, it is still unique among sports cars—and we forgive you if you have thought the TT was kind of a boulevard cruiser. To be sure, its dynamic capabilities are beyond what most owners would dare to try, but it falls a bit short in the power department. The choice of a 200-hp turbo four or a 250-hp V-6 leaves the TT well short of the Porsche Boxster/Cayman siblings and the high-powered versions of the BMW Z4 and Mercedes SLK.

Audi is determined to be known as Germany’s sportiest carmaker, and thus the 250-hp, 3.2-liter V-6 could not be the end of the road for the TT. And so the TTS’s engine—available in the coupe or roadster—delivers 265 horsepower, 15 more than the V-6 and up a more impressive 65 horsepower over the 2.0-liter TFSI four-cylinder engine on which it is based. To enable this gain, the engine block, the cylinder head, the pistons, and the connecting rods were all upgraded.

White and dark chocolate mousse

Serves 10
INGREDIENTS
dark chocolate mousse
300g block good quality dark chocolate, chopped
100g unsalted butter, melted
¼ cup tia maria or brandy
4 eggs, separated
600ml cream
¼ cup caster sugar

white chocolate mousse
300g blocks good quality white chocolate, chopped
300ml thickened cream
50g unsalted butter
2 teaspoons gelatine powder
1 tablespoon water
4 eggs, separated, at room temperature
extra 600ml thickened cream
¼ cup caster sugar

shaved dark chocolate, strawberries and pocco sticks to decorate

METHOD
Place dark chocolate and melted butter in large heat-proof bowl over a small pan of simmering water, stir until smooth. Remove from heat, stand for 5 minutes to cool slightly. Gradually whisk in yolks and Tia Maria.

Beat egg whites in a large bowl with an electric mixer until soft peaks form. Gently fold into chocolate mixture until just combined. Beat cream and sugar in same bowl until soft peaks form. Gently fold egg whites and cream into chocolate mixture in two batches. Pour mixture into an 8 cup capacity (2 litres) large serving glass or glass vase. Cover and refrigerate while preparing white chocolate mousse.

Place white chocolate, cream and butter in a saucepan. Stir over low heat until mixture is smooth. Remove from heat and cool for 10 minutes. Sprinkle gelatine over water in a small heatproof jug. Stand jug in pan of simmering water and stir over heat until dissolved or microwave for 20 seconds and then stir into warm chocolate mixture. Gradually whisk in yolks. Beat egg whites in a large bowl with an electric mixer until soft peaks form; gently fold into chocolate mixture until just combined. Beat extra cream and sugar in a small bowl with electric mixer until soft peaks form. Gently fold egg whites and cream into chocolate mixture in two batches. Spoon white chocolate mousse over dark chocolate mousse. Cover and refrigerate for several hours or overnight or until set.

Decorate with chocolate, strawberries and poco sticks.

Jeanette Rutberg is thrilled at starting in Sales at Elder’s Real Estate in Cleveland.   My previous personal sales and buying success in Real Estate stems from over 20 years both in the UK and in Australia, where I moved 6 years ago.   Having always had a fascination and involvement in property has encouraged me to venture further into property investment and more recently; building development opportunities.

I have been in Australia now with my family for almost 6 years, 5 of which were spent in NSW fundraising and event management for the Brain Foundation and in Sales at Altium Ltd.

US man accused of biting out son's eye

A four-year-old California boy may be permanently blinded after police say his father bit out one of his eyes and mutilated the other.

Bakersfield police say 34-year-old Angel Vidal Mendoza appeared to be under the influence of the drug PCP when he attacked the boy on April 28, The Bakersfield Californian newspaper reported.

Afterwards, police said Mendoza rolled his wheelchair outside and began hacking at his own legs with an axe.

Four-year-old Angelo Mendoza Jr told police, "my daddy ate my eyes."

Doctors at Mercy Hospital say it's unclear whether Angelo will regain vision in his right eye.

The boy's mother wasn't home at the time.

Mendoza is due in court tonight.

Charges include mayhem, torture and child cruelty. Jail officials say they don't know whether he has a lawyer.


Federal Budget 2009: Winners and Losers

Delivering his second federal budget last week, Treasurer Wayne Swan conceded that he couldn't please everyone.

"It is not an easy budget or easy times. These are complex times", he said, announcing a string of reforms that "contain hard choices".

Some Australians bore the brunt of those hard choices, while others are set to benefit from the Treasurer's recession-busting budget plan.

NRL's Reni Maitua tests positive to drugs

CRONULLA forward Reni Maitua has tested positive to a recreational drug and is poised to be stood down by the NRL.

In another black eye for the code, the former Kangaroos lock tested positive to the substance, believed to be cocaine or ecstasy, during a routine Australian Sports Drug Agency test about three weeks ago.

The Daily Telegraph understands Cronulla chief executive Tony Zappia will meet with Maitua’s agent Sam Ayoub and legal counsel in the city before a press conference is held later tonight.

The NRL has been informed of the positive test.

Maitua joined Cronulla at the beginning of the year after being sacked from the Bulldogs over a long history of off-field indiscretions.

Drunk mum, lover have sex in car while kids watch

A DRUNK mum and her lover have been arrested after having sex in their car while her two small children watched on.

The Sun reports that local police in Ohio, US, said Danica Wallace, 29, was "extremely intoxicated" and admitted: "We got horny and just wanted to f..k."

Her 24-year-old lover, Jeremy Welch, was driving a Ford Taurus when the couple “pulled off the roadway to have sex”. 

Ms Wallace's children, aged just four and 22 months, watched on from the back seat.

Ms Wallace claimed to have only drunk one bottle of Budweiser - but failed a series of drink driving tests.

She was charged with drunk driving, child endangerment, and possession of drug paraphernalia.

Her children were placed in the care of a friend.

Mr Welch was charged with public indecency.
